The engagement identifies the valuation purpose, applicable credential or asset class, state-specific documentation, local evidence and inspection requirements before the report moves through review and delivery.

Once the scope is established, the applicable Section 34AB category or IBBI asset class is identified along with the relevant state-specific documentation framework. Fees, scope and expected turnaround are documented before the assignment proceeds.
A Civil Engineer or coordinated city associate conducts the physical inspection at the relevant location. Depending on the assignment, the inspection records property condition, access, location, improvements, surrounding development and relevant industrial Plant & Machinery.
Comparable and registration evidence is researched through the relevant state registration database, guideline-value system or Sub-Registrar records, depending on the assignment. The research framework is adapted to the property's state and valuation purpose.
The completed valuation work is personally peer-reviewed by Nitesh Shrivastava at the Connaught Place, New Delhi practice. State-specific methodology, comparable evidence and relevant calculations are reviewed before finalisation.
The final signed valuation certificate or report is delivered from the New Delhi practice. Where the engagement requires further professional coordination, support can continue with the relevant NCLT process, bank credit committee, RERA authority or Income Tax assessment / scrutiny, subject to the agreed scope.
A valuation in Mumbai does not necessarily follow the same evidence trail as one in Bengaluru, Chennai, Ahmedabad or Jaipur. State registration systems, local market evidence, property characteristics and statutory purpose can differ significantly.
